7 Proven Strategies to Pay Off Your Mortgage Faster

1. Switch to Fortnightly Repayments

Instead of 12 monthly payments, you make 26 fortnightly payments — equivalent to 13 monthly payments per year. That one extra payment a year can cut 4–6 years off a 30-year loan and save over $80,000 in interest on a $500K loan.

2. Make Extra Repayments

Even small extra repayments make a huge difference. Adding just $200/month extra on a $500K loan at 6% saves approximately $130,000+ in interest and takes 7+ years off the loan. Direct bonuses, tax refunds, or side income straight to your mortgage.

3. Use an Offset Account

Money sitting in an offset account reduces the balance you pay interest on. If you owe $500K and have $50K in offset, you only pay interest on $450K. Keeping your savings, salary, and emergency fund in offset can save tens of thousands over the loan.

4. Refinance to a Lower Rate

Regularly review your interest rate. Switching from 6.5% to 5.8% on a $500K loan saves around $230/month. Keep repayments at the old higher amount and the difference goes straight to principal — accelerating payoff significantly.

5. Round Up Your Repayments

If your repayment is $2,847/month, round it up to $3,000. You won't notice the extra $153 in your day-to-day budget, but over the life of the loan it can save $50,000+ and cut 3+ years off the term.

6. Make Lump Sum Payments

Whenever you receive a windfall — tax refund, bonus, inheritance, or sale proceeds — put a portion directly onto the mortgage. A single $10,000 lump sum early in a $500K loan can save over $30,000 in interest.

7. Don't Extend Your Loan When Refinancing

When refinancing, keep the remaining term the same (or shorter) — don't reset to 30 years. Extending the term may lower repayments but dramatically increases total interest. If you have 22 years left, refinance for 22 years or less. This ensures you're always making progress toward payoff.
